Mount Elden Estates Homeowners Association Annual Meeting November 7, 2009 The annual meeting of the Mount Elden Estates Homeowners Association was called to order at 9 a.m. on Saturday, November 7, 2009. Board members present were President Sofia Nicoletti, Treasurer Diana Herron, Secretary Barbara Brunner, and member Laura Roe. Phil Brunner was also present. Summit Fire Department Battalion Chief Mike Boehm gave a presentation on the Summit Fire Department. See Attachment One for a review of Mike’s presentation. Treasurer’s Report Treasurer Diana Herron submitted the attached report for the fiscal year 2009 (November 1, 2008 to November 1, 2009). There is a balance of $775.71 in the treasury. The total of member dues paid during the time period was $10,031.75, or approximately 76% of the properties. This percentage is about the same as last year. However, snow plowing and road maintenance consumed a very large amount of the treasury. In fact, the expenses outweighed the income for the time period. The total of dues received to date for this winter, not yet deposited, is $7,750.00. See Attachment Two for the treasurer’s report. If we have a good winter, snow plowing will take up most of the treasury and there will be no money left for road maintenance. Sofia has received an e-mail from John Harper that Dave could put millings in the potholes on Wildrose within the next few weeks for about $1500. The board unanimously approved a motion to perform the road work on Wildrose as soon as possible. Raising Dues There was a discussion among the board members about when to raise the Association dues. It was decided that the board, as representatives of the Association, could vote to raise the dues at this meeting. The Assocation members have been told in the newsletter that this item would be discussed at the annual meeting and no negative views have been received from anyone. The Board unanimously approved a motion to raise the dues from $300 to $350 a year for properties with houses or under construction, and to raise the dues from $50 to $75 for vacant properties. The new fee will apply at the start of the next fiscal year in 2010. Mailbox Update Sofia has picked up a 16-box unit from the Post Office and has it at her house. She will ask her contractor and others for an estimate to install a concrete pad. The new users of the mailboxes will have to go to the Post Office and pay a $40 fee to rekey a box. There is a new person, Jason, at the Post Office who has been very helpful. Also, unused boxes in the old units can be reassigned to new users, as has already been done for one new family in the neighborhood. Neighborhood Watch Meeting Barbara & Phil Brunner reported on the meeting in October with the Sheriff’s Department to start a Neighborhood Watch in the Fort Valley corridor, including MEE, Fort Valley, Baderville, and other areas along Fort Valley Road. Almost everyone at the meeting was very enthusiastic about starting the program, and the Sheriff’s representative pointed out that the watch program and meetings can provide numerous advantages to the public, including the solving of area problems and informational presentations. Phil & Barbara will attend the next meeting and report back to the board. Board Elections The three members whose terms were up this year - Barbara Brunner, John Harper, and Diana Herron, all agreed to remain on the board. The board will send out a newsletter probably in January to include the information presented by Mike Boehm of the Fire Department. Next Board Meeting The next board meeting has been scheduled for February 23, 2010, at the home of Diana Herron at 6:00 pm. The annual meeting was adjourned at 11:00 am.
